Terms of service

These terms are a contract between you, the owner of an Estfolio account, and Estfolio, the operator of estfolio.com. By opening an account you agree to them. If you do not agree, do not use the service.

Estfolio is a book for a property portfolio. It records what you enter and computes figures from it. It does not take rent payments or hold funds at this time. It does not make offers, negotiate or handle transactions on your behalf.

• You must be 18 or older.
• Keep your password to yourself. You are responsible for what happens under your account.
• Enter data you have the right to enter. Tenant and contact details are yours to hold lawfully.
• Do not use the service to break the law, to harm others or to attack the service itself.

• There is one plan, Pro, at $699 a year, billed annually through Stripe.
• The plan renews automatically at the end of each year unless you cancel renewal.
• You can cancel renewal at any time from the billing page. Your plan stays active until the end of the paid year.
• A full refund is available within 14 days of your first purchase. Write to support@estfolio.com to ask for it.
• After those 14 days there are no prorated refunds.
• There is no free trial.
• If your plan lapses, reading and exporting your own data stays open. Writing to the book needs an active plan.
• Prices may change. We will tell you before a change touches your renewal.

Your book belongs to you. You give Estfolio a licence to store and process it only to run the service for you. You can export it at any time. You can delete your account by writing to support and we remove your data as set out in the privacy policy.

The figures in your book are computed from what you enter. They are a record and a working tool, not tax, legal or investment advice. Estfolio makes no warranty that any figure, report or summary is complete or correct for a filing. You are responsible for your own tax filings and for checking the numbers with your accountant.

The service is provided as is and as available. We work to keep it up and to keep your data safe, but we do not promise uninterrupted service or that every fault is fixed at once. To the fullest extent the law allows, Estfolio is not liable for indirect, incidental or consequential loss, and our total liability to you is limited to the amount you paid in the twelve months before the claim.

You can close your account at any time by writing to support@estfolio.com. We can suspend or close an account that breaks these terms, and we will tell you why. On closure your data is removed as set out in the privacy policy.

These terms are governed by the laws of the State of Florida, USA. Disputes are heard in the courts of Florida.

If these terms change we will post the new version here with a new effective date. Continued use after that date is acceptance of the new terms.
